This 2 bedroom home was built in 1946, updated in 2021. Many 21st century updates such as ethernet ports throughout the house for fast internet for school or work, keyless entry, under-cabinet lighting, gas appliances, and stocked kitchen all to yourself just to name a few. Has old house charm, shelves built into the brick work throughout the home,stocked with books, games and plants. Located close to arterial roads is convenient. We are currently allowing well behaved owners & pets. You are responsible to give disclosure of your pet at the time of booking.

NO PETS ON OUR FURNITURE OR BEDS. $65 pet fee/$4 per day to be paid at booking! Please read Petiquette rules below.

EARLY CHECK-INS are not guaranteed. It is ultimately up to the host to approve any check-ins before 4 pm. You will need to send us a message before arrival requesting our $25 EXPRESS CHECK-IN option. This fee covers the rearranging of our scheduled team 2+hours earlier for you. An unauthorized early check in will be charged our base rate with no discounts

LATE CHECKOUTS must be approved by your host. If you stay past your 10 am check out time without approval, you will automatically be charged for that listing's base nightly rate without discounts. You will need to send us a message before checkout requesting our $25 CONVENIENT CHECK-OUT option. This fee covers the rearranging of our scheduled team 2 hours later for you.

PACKAGES - We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected and we are not held responsible for its whereabouts.

SMOKING/DRUG - This is a non-smoking and drug free property. This includes marijuana, vaping/e-cigs, THC usage, no drug paraphernalia or illegal drug use allowed anywhere on property. Breaking this rule will result in a $200 fine and potentially the additional cost that is incurred by losing the next guest’s reservation because we cannot eliminate the odor or sanitize in time for the next booking.

PARTIES - We enforce a strict no-parties/noise violation policy. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200.

ANIMALS: ALLOWED BY PRE-APPROVAL ONLY WITH ADDITIONAL $65 ANIMAL FEE AND $4 PER DAY which must be paid at booking or door code will not be released and your animal will not be allowed on the property. If we find any damage after you're stay we will inform you and Airbnb and start the dispute process, the cost of damages will be taken from the security deposit. Please respect the homes good care and the neighbor's right to peace and quiet. Additional animals are $25/$4 per day and may be considered on a case by case basis. Unauthorized pets are a violation of this rule and will incur a fee of $250 per pet per day. Long term stays considered on a case by case basis.

Petiquette rules:
1. Animals that are not house potty-trained are not welcome. If accidents happen, please clean it up and alert us for further allergen cleaning requirements.
2. Pick up all droppings from your animal and dispose in plastic tied bags in exterior garbage can. Baggies can be found under the kitchen sink.
3. Do not let your animal use the floors, doors, or sofa to communicate potty or anxiety issues. Animals that scratch the doors for potty needs are not welcome. Do not let your animal scratch up the floors or furniture even if they are excited.
4. Never leave your animal unattended, and un-kenneled in the home.
5. You are welcome to leave your animal kenneled in the home as long as your animal does not annoy the neighbors. Animals that nuisance bark will be asked to leave, without refunds.
6. Do not let your animal sleep on the bed, the comforters or the sofa. We leave pet throw blanket in the bedroom cubes.
7. Animals must be friendly and well-behaved to stay. Animals that are aggressive or threatening to the neighbors, must leave immediately and permanently without refunds.
8. Washington State Leash Law requires that dogs must be on a leash and cannot run free.
9. Please let me know Is the dog a service animal required because of a disability? What work or task has the dog been trained to perform?

CLEANING - Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, cleans dishes, towels in shower, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100. Treat the space as if it was your own home. If you break it, fix it. If you open it, close it. If you turn it on, turn it off. If you unlock it, lock it. If you make a mess, clean it. If you move it, put it back.
**This home has been professionally cleaned and sanitized. Please understand and accept that our housekeeping crew needs to cover a great number of units per day and within a short window of time.

REMOTES/DAMAGE: TV and A/C remotes hang on the wall. If missing there is a fee af $50 to replace. If anything is damaged during your stay immediately notify us so we can quickly repair and/or replace.

GUESTS- Any unregistered guests or guests that exceed your stated occupancy or our occupancy limit (4 people) will be required to pay an additional $25 per night per person. Playground and yard is available for children at the supervising adults risk. Quiet hours from 10PM to 7AM.

***Please note: Our house cleaners are not trained nor compensated for the below issues***

Fines will be imposed for the below cleanings:

1. $200 per day of entire booked reservation for smoking/drug use of any kind.
2. $350 For any bodily fluid, biohazard waste, blood & removal on any surface or linens (ie: vomit, blood, urine, etc.)
3. $250 Fee for pet urine, waste, hair & odor remediation.

The space
The house is a single story rancher on the south hill of Spokane. The space is decorated and setup to live very comfortably in for long stays or short term whatever you need. We monitor the outside of premises with Ring security cameras
Guest access
The main part of the house is all yours, fully stocked kitchen with quartz countertops, both bedrooms, living room and dining room, and a private bathroom with a built in dedicated make-up vanity. There is another guest suite in the back of the house that has its own entrance and is fully separated by the laundry room from your space. Both you and the guest suite have access to the laundry room, and both guests are able to lock off from your space.

We are very responsive via the Airbnb messaging platform. We have multiple units and are readily available for all our guest
Neighborhood overview
A great neighborhood! 3 minute walk to a Starbucks, a gas station, and Remedy, a local bar/restaurant.
Getting around
Plenty of on and off street parking

Main bus stop is less than 1min walk from front door. Uber and Lyft service the area. Great area to get out and walk with all the parks around.

1 minute drive to Starbucks

5 min to Trader Joes, multiple strip malls with shops, book stores, grocery

8 minutes to downtown, freeway access and main hospitals

Most of the colleges are in the downtown area so no more than 15 minutes to most of them
